Average house prices are rising in Scarborough.

New figures show that homeowners have seen a 19 per cent rise in average property prices since 2020, bringing the current average to £213,701, up from £179,446.

The data, released by UK Property Looker, reveals the growing appeal and affordability of the seaside town compared to the national average house price of £290,000.

A spokesperson for UK Property Looker said: "Scarborough’s property market is catching everyone’s attention as the average price hits £213,701, up from the previous period’s £179,446.

"This hike represents a significant 19% increase.

"For first-time buyers and potential homeowners, this means Scarborough offers relatively affordable options amid a rising national market."

Despite the rise in prices, the report highlights the town’s broad housing market, with properties selling for as little as £40,000.

The most affordable home recently sold was a flat at 10 Trafalgar Square, priced lower than many new cars.

Meanwhile, the high end of the market remains strong, with Derwent House on Mill Lane selling for £877,265.

Other notable sales include a four-bedroom, four-bathroom home at 29 Deepdale Avenue, which was purchased for £740,000.

While Scarborough’s property market is attracting attention, energy efficiency remains a concern for many homeowners.

More than half - 61 per cent - of homes fall below an EPC rating of C.

This could pose a major problem by 2035 when new regulations could make it illegal to rent out properties with lower energy ratings.

This figure is well above the national average, putting extra pressure on Scarborough’s landlords and homeowners to invest in energy-saving upgrades.

Despite these challenges, Scarborough remains one of the safest towns in the region, with just 54 crimes reported during the last recorded period.

Of these, 26 were classified as violent crimes, reinforcing the town’s reputation as a safe and attractive place to live.
