House prices have climbed by 17 per cent in Selby.
The rise brings the average property value to £262,852, according to recent figures from UK Property Looker, which highlights the town’s appeal to homebuyers and investors.
Despite the sharp increase, the average remains below the national figure of £290,000.
The top sale in Selby was The Paddocks on York Road, which fetched £1.2 million, reflecting demand at the higher end of the market.
In contrast, a two-bedroom flat at Nautica The Waterfront sold for just £38,492.
However, environmental regulations are raising concerns among landlords in the area.
Half of the homes in Selby are rated below EPC C, and under proposed future standards, these properties may become unfit for rental by 2035.
Without upgrades, an estimated 7,348 homes could be taken off the rental market, representing a significant challenge for property owners.
Despite these issues, Selby remains a safe and attractive place to live, with only 24 crimes reported in the latest period.
Of these, 12 related to violence, making it one of the safest towns in the region.
The town’s housing market offers a wide range of options, from luxury estates to budget-friendly flats, appealing to both high-end buyers and those seeking more affordable properties.
The 17 per cent increase in house prices points to strong demand and continued growth, even as energy efficiency requirements cast a shadow over future rental supply.
A spokesperson said: "The latest figures from Selby offer a tantalizing mix of opportunity and caution.
"While rising prices point to a thriving market, the looming energy regulations urge owners to consider potential upgrades.
"Sellers could see lucrative gains, yet buyers may face steeper entries."
