Wansford Manor stands in a very private location within the village and enjoys a substantial frontage opposite the Driffield Canal Waterway. The gardens extend to approximately 2.7 acres in total and have been thoughtfully landscaped to provide extensive areas of formal and informal lawn which are well groomed and surround the large pond which is the focal

point to the gardens.

The property is sheltered by mature trees and is bounded to the eastern side by a stream. Immediately to the rear of the property lie two terrace areas one in the form of a York stone patio and the other as a more sheltered terrace with brick barbeque. Outside light and taps are also provided.

Vehicular access is provided to the western side of the house with a short gravel drive which leads to a choice of two remote, electric operated pairs of gates. The wooden set opens to a brick set drive which in turn gives access to the double garage 20' x 17'3 with electric remote operated double up and over door, power and light connected. There is also a further

building that was formally a single garage 18'3 x 19'6 and is now used as a useful store. The property also enjoys the benefit of useful domestic outbuildings including brick and tile garden stores, potting shed, greenhouse, coal store and the attractive timber and pantile stables.

Although not currently used as such, the gardens are of a size for which the creation of a small pony paddock beyond the stable building would be extremely easy.

Japanese Pagoda

The garden includes a Japanese pagoda which has been designed by the current owner and built by a local carpenter to provide a haven for Koi enthusiasts. The large fish tank is fitted with a high quality filtration and pump system which is located in a neighbouring building.
