Location and Access

The land is located to the south of Rotsea Lane approximately 3 miles to the east of Hutton Cranswick village. The towns of Driffield and Beverley are located approximately 6 miles to the north west and 10 miles to the south west respectively.

Lot 1 161.77 acres Arable Land

Guide price £1,250,000 - three parcels of productive well drained arable land suitable for growing cereals, oilseeds and pulses. The sale includes the ownership of a 6m access strip leading from Rotsea Lane as shown between points A and B on the sale plan.

Lot 2 - 27.43 Acres Permanent Grassland

Guide Price £150,000 - Two parcels of well fenced grassland with road frontage and direct access to Rotsea Lane.

Agri Environment Schemes

The land forms part of a Higher Level Stewardship agreement which expires on the 31st January 2017. There are stewardship options over the land and further information can be provided upon request. The Purchaser(s) will be required to take over a stewardship agreement for the land from the date of completion subject to Natural England approval.

Basic Payment Scheme

The land is registered on the Rural Land Register and Basic Payment entitlements to match the eligible area will be included in the sale. The 2015 Basic Payment is reserved by the Vendors and the purchaser(s) will be required to indemnify the Vendors against any future breach of cross compliance between the date of completion and the end of the relevant scheme year.

Method of Sale

The land is for sale by Private Treaty. Interested parties should register their interest with Dee Atkinson and Harrison to be kept informed as to how the sale will be concluded. The Vendors reserve the right to conclude the sale by any other means at their discretion.

Tenure & Possession

The land is for sale freehold with vacant possession available on completion.

Growing Crops Early Entry

The growing crop is reserved by the Vendors. Entry will be permitted after the crop is harvested and the straw has been cleared subject to an exchange of contracts and payment of a 10% deposit. Previous cropping details are available from the Agent. Details of the 2014/15 crop are provided in the area schedule.

Scheduled Monument

Lot 2 and part of arable field 9518 in Lot 1 is designated as a scheduled monument. Although designated there are no known cropping restrictions on the land and normal arable operations are and have been carried out.

Option Wind Turbines

All the land is under an option with Renewable Energy Systems (RES) for three turbines. A planning application was submitted in October 2013 (ref: 13/03606) and the decision is pending. Further information is available from the Agent. The Vendors reserve the right to 20% of the income generated from any renewable energy scheme on the land.

Fencing Responsibility

The Purchaser(s) of Lot 1 will be required to erect a substantial stock fence between points A and B on the sale plan within 2 months form the date of completion and will maintain thereafter.


The land has been underdrained and drainage plans are available for inspection at the Agent's Exchange Street office by appointment. The land lies within the Beverley and North Holderness Internal Drainage Board District. Drainage rates are payable on the land and will be apportioned accordingly.

Sporting and Mineral Rights

The sporting rights are in hand and included in the sale in so far as they are owned. The mines and mineral rights are reserved by a previous owner.


Lot 2 is connected to a water supply serving both parcels of land (marked with a W on the sale plan). The water is provided by a borehole which is in the ownership of the Vendors. The Vendors are willing to offer a continued supply subject to separate negotiation.

Public Rights of Way, Easements & Wayleaves

The land is sold with the benefit of all the accustomed or granted rights of way, water, support, drainage, electricity supplies, light, or other easements, or quasi easements and restrictive covenants and all existing or proposed wayleaves for electricity, drainage, water, gas and other pipes whether shown on the plan or indicated in these particulars or not and without any obligations to define the same respectively.


In the event that the sale of the property or any part of it or any right attached to it becomes chargeable for the purposes of VAT such tax will be payable in addition to the purchase price.

The plans provided in these sales particulars and the areas stated are for guidance only and are subject to verification with the registered title.

Contaminated Land

The Vendors are not aware of any land having been filled with any contaminated matter referred to in the Environmental Protection Act 1990. The Vendors do not give any guarantee or guarantees in this respect and advises the Purchaser(s) to make such enquiries and investigations, which may be necessary to satisfy themselves that none of this land is so filled.
