CONCERNS have been raised after a planning application has been submitted for more than 70 new homes in a Ryedale village.

Gladman Developments Ltd application for a total of 73 homes on land at High Street in Sherburn will go before planning officers at Ryedale District Council.

However local residents are worried about the potential impacts the development could have on the small village.

In documents submitted to the council, Gladman reported on a meeting it held with Sherburn parish council in July earlier this year.

Despite feedback being “generally positive” from the meeting, Gladman reported that “many respondents objected to the principle residential development on this site.”

Local residents said that there was “no need for further housing in the village” and that “the development will have a detrimental impact on the neighbouring campsite.”

Gladman said: “Sherburn has been identified as a sustainable location capable of accommodating additional housing growth by the council.”

The developers went on to report that if planning permission was granted by the council, it would bring in a New Homes Bonus payment of £690,000 over a period of six years.

If permission was granted a total of 73 homes would be built, 35 per cent of which would be affordable housing, housing about 161 new residents.

In its report Gladman stated that “new development can make an important contribution to the resource base of local authorities through council tax revenues and through New Homes Bonus payments.”

However parish councillors said that they were worried about pedestrians being able “to walk safely from the proposed site to the centre of Sherburn due to the busy nature of the A64.”

They asked if improvements could be made to the already existing pedestrian crossings and Gladman reported that they had taken these concerns onboard and said that the current proposals included the upgrading of the existing pedestrian crossing facilities.
