We thought we would play a spot-the- difference game this week. So here is a puzzler for you. Below are two sets of brief details. What do you think makes the difference?

Oh, and they are both going for prices a bit over the £350,000 mark. Hmm, not much difference, you say? Well, insert the word Edwardian into the first property and you might see that a century or so separates these homes.
And so which would you prefer? Well, that’s the beauty of the property market in our part of the world. There’s so much to choose from… something for all tastes.
Personally, we think these are both excellent family homes. So we’ll give you a guided tour and you can make your own mind up.
We’ll start with the Edwardian detached home in Grange Lane, Acomb. This is a handsome-looking home, standing proudly behind privet hedges. There is a characterful lounge with a bay window to the front, leaded lights and stained glass, ceiling cornicing and a very attractive period-style fireplace with tiled inserts. This is a big room, too, stretching to 19ft in length.
The dining room also has a bay window with decorative stained glass features. The big breakfast kitchen has matching base and wall units, laminated work surfaces and built-in electric oven and gas hob. Then there is a superb family/sun room with French doors opening on to a wonderful garden (bear with us a moment).
There is also a utility room and bathroom/WC. Upstairs, off an impressive galleried landing, there are four big bedrooms with cornicing and picture rail features and a fifth bedroom/study. There is a shower room/WC on this floor.
And now that rear garden. This is a real gem, stretching to 140ft in length, mainly set to lawn with well-stocked flower beds, shrubs, bushes and mature trees. It’s all beautifully laid out and well maintained.
A super home, then, on the market with Churchills, who are seeking offers in excess of £350,000.
Next we are off to Pocklington and to 94 Broadmanor to be precise. Here we find a spick and span modern house, built by the well-regarded David Wilson Homes. This is a very elegant property with much to admire. Like our Acomb choice, it’s a handsome-looking home.
On the ground floor, an entrance hall leads you into a very smart, spacious (26ft long) sitting room which is a nice mix of contemporary cool and eye-catching décor (much like the rest of the house). The sitting room has French doors which open on to the garden (and, again, bear with us).
There is a separate dining room and a superb breakfast kitchen fitted with a good range of wall and floor units, galleried displays and a double electric oven with four-ring gas hob.
Here, French doors open on to a smart and bright conservatory. You can look out comfortably over nicely landscaped, screened and fully enclosed gardens which include paved patio areas, shaped lawns, shrub beds and borders and a summer house.
Upstairs, the master bedroom has not only an en-suite shower room but a dressing room. There are four more bedrooms, with fitted wardrobes, and a family bathroom with a separate shower cubicle.
Again, another really nice family home, this one offered by Chris Clubley & Co at £359,950.
So, as ever, with so much to recommend each home, you pays your money and takes your pick.
